Estimating
Prior to schematic design a conceptual estimate is performed based on the District's Program requirements. Quantities are established for all aspects of the project and unit costs are applied. Assumptions are listed for quality of materials, specific systems, and any sizing information utilized. The estimate is broken into site work, structural, architectural, mechanical, plumbing and electrical categories. The conceptual estimate/budget is compared to the program budget. After reconciling the conceptual budget with the program budget the tracking of the design process begins.

Estimates shall be completed at the end of the schematic design, design development, 50 and 100 percent document phase and compared line-by-line and by group category. An analysis is performed to verify if any changes have occurred to the quantities or unit costs. Variations in the estimate are reviewed, reconciled and agreed upon prior to release to the next phase. We monitor the design process against the established budget and keep a close watch of the quantities and the materials used throughout the process. This careful monitoring will alert the team to implement value engineering strategies to help prevent any design budget overage.
